After years of helping first-time buyers find their perfect place, I’ve learned that a little strategy up front saves a whole lot of stress down the road. Here are the tips I give every first-time buyer before we even start looking at listings.
Start With a Must-Have List, But Know It Will Evolve
One of the first things I do with every new buyer is ask them to put together two lists: Your top 5 must-haves and your top 5 nice-to-haves.
Must-haves are non-negotiables; things you genuinely cannot live without. Nice-to-haves are the features that would make you do a little happy dance, but won’t be dealbreakers if they’re missing.
Here’s the thing, though: I won’t show you a house unless it checks every single box on your must-have list and falls within your budget. I do this because I respect your time and want to make sure that every showing is actually worth your while.
You Don’t Know What You Want Until You See It
Did you know that the majority of first-time homebuyers don’t actually know what they want until they’ve walked through a few houses? And that’s completely OK!
You might think you’d be fine with a split-level until you walk through one and realize the layout drives you crazy. Or maybe you never cared about a mudroom until you fell in love with one. That’s why I recommend those must-have lists as a starting point, not a final answer.
Go on “Research Showings” Before You Get Serious
My approach with first-time buyers is different from simply sending Zillow links and hoping for the best. I like to take new clients out two to three times, seeing around six houses each time, before we get into serious contender territory. Think of these early showings as information-gathering missions just as much as house tours.
You’re not just figuring out if you like the house. You’re figuring out what types of homes feel right, which neighborhoods speak to you, and what areas of Southeast Wisconsin actually fit your lifestyle. These early outings are some of the most valuable times we’ll spend together.
Do Your Homework on the Neighborhood
I can set you up for success, but you have to be willing to put in a little work, too. Once you’ve identified areas you’re drawn to, I always give my buyers a little homework assignment: Get out and actually experience the neighborhood.
Drive through it during the day and at night. They can feel like completely different places. Go grab dinner at a local restaurant. Check out the parks. Walk around on a weekend morning.
Southeast Wisconsin has so many distinct communities, each with its own personality, and the only way to know if a neighborhood is your neighborhood is to spend real time in it. No amount of Google Street View replaces boots on the ground!
